Questions Often Asked About EPC's
What Is An Energy Performance Certificate EPC.
The April 2018 Minimum Energy Efficiency Standards made it mandatory that all privately owned properties have an EPC before they can be sold and rental properties must have a rating of at least an “E”. However, there are exceptions for listed buildings.
The EPC must be provided by the seller or landlord when you sell or rent your property. Before you enter into a lease or sale agreement, the certificate must be presented to the potential buyer or tenant.
What Is In The EPC
The EPC includes information about the energy efficiency rating of your home, as well as cost-effective ways to improve it. You can still make improvements to your home even if it is rented.
Energy Performance Certificates are used to rate homes’ energy efficiency and environmental impact. Homes rated A are the most efficient. The certificate also offers suggestions for improving the rating, which will help homeowners save money on fuel and reduce carbon emissions. These details will include information about the property such as its size, age, condition and condition. This will allow for energy-saving recommendations specific to that property. The D or E band is the average UK property.
How To Read An EPC.
Your EPC’s first page will include an estimate of the property’s current and future energy bills. This information is helpful in determining how much it will cost to operate a new property. It also allows you to see how much running costs could be reduced if energy efficiency was improved.
These are only for heating, hot water, and lighting. The EPC does not include additional energy costs such as running your refrigerator, oven, or TV. Therefore, your actual energy bill will likely be higher. The costs can be used to help you compare properties and determine which one is more affordable.
The UK average property is classified in both D-E ratings. The Certificate offers suggestions on how to increase your home’s energy efficiency and save money.
Keep in mind that many properties with newer features may already have an EPC certificate and are therefore likely to be energy efficient.
